Salmanson Capital LLC, is a Miami Beach based opportunistic real estate company, founded in 2006 by David Salmanson. The Company specializes in the acquisition and management of student housing assets throughout the United States under our affiliate company, L3 Campus.
L3 Campus looks to acquire well located properties that can be repositioned and rebranded to create significant value, as well targeting newly developed best in class core properties adjacent to campus that can create bond like income. The portfolio has comprised of over 4,800 student housing beds, all pedestrian to campus, with a focus on major Tier One university markets.
L3 possesses a successful track record over 15 years by targeting properties only in the most desirable university markets, with locations adjacent to campus possessing advantageous supply/demand demographics with high barriers to entry.
L3 Campus has created a vast network of brokers, target market knowledge, sophisticated data analysis (Salmanson Capital is part owner of College House Data) and industry relationships, allowing L3 Campus the ability to uncover excellent off market opportunities.

The management company is led by Jamie Grant, who has over 15 years’ experience in all facets of student housing. At one point Ms. Grant oversaw over 15,000 beds for a large national student housing owner-operator.
The acquisition team is led by Ben Rosengart, who joined L3 after a successful stay at Blackstone where he was a valuable part of their team that oversaw acquisitions and asset management. L3 has built a stellar team of dedicated professionals to manage the growing portfolio.
